The previous answer was very good. You can find FSBO sites very cheaply that will advertise your home for sale online until it sells. As for selling fast. That depends entirely on what you mean by fast. Typically you will need three to six months to sell your home with a reasonably aggressive marketing campaign. Look at listings that appeal to you and make your add the same. The title company will take care of all the legal stuff for you and keep you protected from any shenanigans concerning payment. I have sold every home I've owned this way. You will keep your profit, have fun showing your property and avoid the buyers remorse people always feel when they see the cut the realtor got for not much work. Yes it can be done.  You would advertise your property as FSBO (for sale by owner).  Call one of your local Title Co.'s and they'll help you out alot.  They have to handle the stuff in the end anyways.  There's lot's of free advertising online, and you may be surprised but you can get some really great leads, sometimes from someone that will be moving to your area.
